Ready To Get Floored?
A new floor is only as good as what’s under it. In Brooklyn, that can mean a 120-year-old brownstone subfloor that sags, a concrete slab in a new condo, or a co-op that requires soundproof underlayment before the board signs off.
We supply and install solid hardwood, engineered hardwood, and luxury vinyl plank and tile (LVP/LVT) in apartments, brownstones, condos, and homes across Brooklyn.
We help you choose the floor that fits your space, your building’s rules and your budget, then fix the subfloor and install it properly.

Solid Hardwood, Engineered or Luxury Vinyl?
Solid Hardwood Flooring
One solid piece of wood, top to bottom. It can be sanded and refinished many times over its life, which makes it the long-term choice for brownstones and homes with a wood subfloor.
- Best for: brownstones, row houses and homes with a wood subfloor
- Installed: nailed down over plywood or plank subfloors
- Styles: strip, wide plank, herringbone and custom borders
- Not for: direct installation over concrete or below grade
Engineered Hardwood Flooring
A real hardwood top layer bonded to a stable plywood core. It handles humidity changes better than solid wood and can go over concrete, which makes it the most common practical choice for Brooklyn condos.
- Best for: condos, co-ops and apartments on concrete slabs
- Installed: glued down, floated or nailed
- Looks like: solid hardwood, including wide plank and herringbone
- Refinishing: depends on the thickness of the top wood layer
Luxury Vinyl Plank & Tile (LVP / LVT)
A realistic wood or stone look in a durable plank or tile. Many rigid-core products are waterproof, which makes LVP a smart pick for kitchens, bathrooms, basements, rentals and homes with pets.
- Best for: kitchens, baths, basements, garden levels and rentals
- Installed: floating click-lock or glue-down
- Durability: scratch- and stain-resistant wear layer
- Good to know: it is replaced, not sanded, when it wears out
Waterproof Flooring for Brooklyn Homes
Waterproof flooring, like most rigid-core luxury vinyl, won’t swell or warp when it gets wet.
Water-resistant flooring, like many engineered hardwoods, can handle everyday spills if you wipe them up quickly, but standing water will damage it over time.
Even a waterproof plank doesn’t make the room waterproof. Water can still reach the subfloor through seams and edges, so we check for moisture, prep the subfloor and seal the perimeter where it matters. Not sure which floor fits the room? Compare samples at our 15th Ave showroom.
What to Expect From a Brooklyn Installation
A few days for most homes
Wood acclimates in your home for about 3 days first. Install time depends on size, demo and subfloor work.
Free written estimate
We measure and check your subfloor in person, then send a written proposal before any work starts.
Solid, engineered, LVP/LVT
See full-size samples at our 15th Ave showroom, or we can mail samples to you.
Co-ops, condos, brownstones
We handle COIs, alteration agreements and soundproof underlayment requirements.
Subfloor Repair and Replacement
Squeaks, bounce, gaps and uneven boards usually start below the floor you see. That’s why we inspect the subfloor on every installation and fix it before the new floor goes down.
Subfloor work is quoted separately in your written estimate, so you know exactly what’s needed and why.
Inspect
We check for sagging, soft spots, squeaks, rot, old water damage and moisture before we quote the job.
Level
Older Brooklyn homes settle over a century. We sand down high spots and fill low spots so the new floor sits flat.
Repair or Replace
Damaged boards and sections are fastened, patched or replaced. If the subfloor is too far gone, we replace it with new plywood.
Moisture-Test Concrete
Condo slabs and basements get a moisture check and the right barrier before engineered or vinyl goes down.
Underlayment
We install the soundproof underlayment your co-op or condo requires, plus the right underlayment for the floor you choose.

Brooklyn Floors We Know
After four generations in Brooklyn, we’ve installed floors in every kind of building in the borough.
- Brownstones and row houses. Many Brooklyn brownstones, from Park Slope to Fort Greene to Bed-Stuy, still have original oak parquet or herringbone on the parlor level. When you add or replace floors in other rooms, we match the species, plank width and pattern so the house still feels original. After a century of settling, these homes often have sagging or uneven subfloors, so we level and repair before anything new goes down.
- Pre-war co-ops. Pre-war co-op buildings across Brooklyn, from Park Slope and Prospect Lefferts Gardens to Flatbush, Kensington and Ocean Parkway, usually need board approval for new floors. Many require soundproof underlayment that meets a minimum sound rating. We handle the certificate of insurance, the alteration agreement and the building’s work-hour rules so you don’t have to worry.
- New-construction condos. Williamsburg, Greenpoint and Downtown Brooklyn condos are built on concrete slabs, which makes engineered hardwood or luxury vinyl the most common practical choice. Solid hardwood isn’t recommended directly over concrete, so we moisture-test the slab and glue down or float the new floor.
What Affects the Cost of Floor Installation in Brooklyn?
We give every customer a free written estimate after seeing the space in person. These are the things that move the price up or down:
- Size of the space: square footage and number of rooms
- Flooring type: solid hardwood, engineered hardwood or LVP/LVT
- Species and grade: white oak, walnut, maple and more, plus plank width and grade
- Pattern: herringbone, chevron, borders and inlays take more labor than straight planks
- Prefinished or site-finished: site-finished floors add sanding, stain and finish coats
- Demo: removing old carpet, tile, vinyl or wood floors
- Subfloor work: leveling, repairs or full replacement
- Underlayment: moisture barriers and soundproofing required by your building
- Trim and transitions: thresholds, baseboards and shoe molding
- Your building: COIs, elevator reservations and limited work hours
- Furniture: moving and covering furniture

Living in Your Home During an Installation
- Before we start: clear small items, rugs and anything fragile from the rooms. We’ll tell you what furniture needs to move.
- Demo day: removing the old floor is the loudest, dustiest part. We contain the work area with plastic sheeting and keep to your building’s work hours.
- Walking on the floors: floating and nail-down floors are walkable right away. Glue-down floors need the adhesive to set, usually overnight.
- Furniture: prefinished hardwood and LVP can usually go back once installation is done (after the adhesive sets on glue-down floors). Site-finished floors follow the finishing schedule: furniture after about 1-3 days, rugs after about 7 days.
- Smell: prefinished and floating floors have very little odor. Adhesives and site-applied finishes have more, so plan on ventilation.
- Moving furniture: available upon request. Subject to additional cost.
Lead-Safe Installation in Older Brooklyn Buildings
Most Brooklyn brownstones and pre-war buildings were built before 1978, so the paint on baseboards, trim and radiators may contain lead. Pulling up old floors and removing baseboards and shoe molding can disturb it. Spagnoli Flooring is EPA Lead-Safe certified, and we follow lead-safe work practices whenever our work disturbs painted surfaces. That protects your family, your neighbors and our crew.

What Our Customers Say
Brooklyn Floor Installation FAQ
How much does hardwood floor installation cost in Brooklyn?
It depends on the size of the space, the flooring you choose, demo, subfloor work and any soundproofing your building requires. We measure in person and send you a free written proposal.
How long does floor installation take?
Wood flooring acclimates in your home for about 3 days before we install. Most installations then take a few days, depending on the size of the space, demo and subfloor work.
Should I choose solid or engineered hardwood?
Solid hardwood is a great choice over a wood subfloor and can be refinished many times. Engineered hardwood is more stable and can go over concrete, so it’s usually the better fit for condos and apartments on a slab.
Can you install hardwood over concrete?
Solid hardwood isn’t recommended directly over concrete, because moisture from the slab can make it cup or buckle. We install engineered hardwood or luxury vinyl over concrete, glued down or floated, after moisture-testing the slab.
Is luxury vinyl plank waterproof?
Many rigid-core LVP products are waterproof, meaning the planks won’t swell when wet. Others are water-resistant. Either way, water can still reach the subfloor through seams and edges, so the subfloor needs to be prepped properly.
What's the best flooring for kitchens, bathrooms and basements?
Waterproof luxury vinyl is the safest choice for bathrooms and basements. Engineered hardwood can work in kitchens if spills are wiped up quickly. We don’t recommend solid hardwood below grade.
Do I need to replace my subfloor?
Not always. Many subfloors only need leveling, fastening or a few repairs. If we find rot, water damage or sections that are too far gone, we replace them with new plywood before installing. It’s all spelled out in your estimate.
Why do my floors squeak, and will a new floor fix it?
Squeaks usually come from a loose subfloor or joists, not the top boards. We fasten or repair the subfloor before installing, which takes care of most squeaks.
Do co-ops allow hardwood or LVP floors?
Most do, but many require soundproof underlayment that meets a minimum sound rating, and board approval before work starts. We review your alteration agreement and handle the COI and paperwork.
Do you remove the old floor?
Yes. We remove old carpet, tile, vinyl or wood, then repair and prep the subfloor before installing your new floor.
Can you match new flooring to my existing floors?
Often, yes. We can match species, plank width, stain and patterns like herringbone and borders so new rooms blend with the rest of your home.
Should I choose prefinished or site-finished hardwood?
Prefinished flooring arrives with the finish already applied, so the job is faster with less odor. Site-finished flooring is sanded and finished in your home, which allows custom stain colors and a seamless, flat surface.
Can new hardwood floors be refinished later?
Solid hardwood can be refinished many times. Engineered hardwood depends on the thickness of its top wood layer. Luxury vinyl can’t be sanded. Learn more about Brooklyn floor refinishing.
