What Is Engineered Hardwood Flooring?

Engineered hardwood flooring is real wood on top, supported by multiple layers of plywood or high-density core beneath it.

 

Structure:

  • Top Layer (*Wear Layer): Real hardwood (oak, walnut, maple, etc.)
  • Core Layers: Cross-layered plywood or composite for stability
  • Bottom Layer: Stabilizing backing

 

Prefinished and Unfinished:

You can choose engineered flooring that is prefinished (the color and topcoat are already completed).

 

Or you can choose unfinished, and we will stain and top coat, or leave natural and topcoat.

Every Manhattan installation follows NYC building codes and your building's specific requirements. Here's how we handle it:

  • Prep and prime the concrete subfloor — even in brand new construction
  • NYC law requires soundproofing — we use soundproof glue that handles soundproofing, moisture protection, and adhesion all in one (often cheaper than a separate underlayment)
  • If your building requires underlayment, they set the thickness — typically 5mm, 10mm, or 12mm
  • Rubber underlayment is glued down, then the floor is glued to the underlayment
  • Installing over an existing floor? Floating installation is usually the best approach
  • We always submit a plan to your building for approval — this eliminates your liability as the owner and keeps the process headache-free

Yes — but it depends on the thickness of the wear layer. Thicker wear layers can handle sanding and refinishing; thinner ones (like many big-box store options) cannot. We can assess your specific floor and let you know what's possible.

  • Vacuum using a soft brush attachment
  • Use a microfiber mop for day-to-day cleaning
  • Light damp mopping only — never saturate the floor
  • Avoid steam mops entirely
  • Stick to manufacturer-approved cleaners
  • Our recommendation: Bona spray damp mop
